03 A Saturday, Lived Here

What a good day actually looks like.

Brochures don't tell you how the day strings together. A morning on the water, golf by ten, lunch on the wharf, Michelin by dinner — all without leaving the area code.

7:15 AM

Coffee on the patio

Walk down to the lake while the mist is still on the water. You'll be the only one up.

9:30 AM

Eighteen holes

Tee off on the Greg Norman course — ten minutes from your back door, no traffic, no wait.

1:00 PM

Lunch in Loudon

Firefly Lane on the wharf. A glass of something cold, a boat passing by, nowhere to be for two hours.

4:30 PM

Sunset drive, Smokies

Out to Foothills Parkway. Pull over at the overlook. The light does what the light does here.

8:00 PM

Dinner in the city

J.C. Holdway, Gay Street, Knoxville. Michelin-starred. Thirty-one minutes away. Home by ten.

05 Plat & Pricing

The question we get most — and the straight answer.

Tap to expand. No pressure, no fluff. Just the reasons the plat isn't published yet and why coming in person is actually better.

We get this question a lot — here's the straight answer:

We price each homesite individually — not in bulk.

Every lot is being evaluated based on view, elevation, adjacency, and long-term value. That work is still happening in real time.

The property is still actively being shaped.

With crews and equipment on the ground, small changes can materially impact a homesite's value. We won't lock pricing until we're confident it's right.

We're not guessing on pricing — we're protecting it.

Rushing out numbers too early can lead to mispricing. That's not fair to early buyers or the long-term integrity of the community.

Demand has outpaced the timeline.

Interest in this release came faster than expected. Rather than delay access, we're opening the property first and finalizing pricing shortly after.

You'll see what others won't.

Photos and plats flatten everything. Walking the land changes how you evaluate a homesite — views, privacy, topography, and feel.

You get positioned before pricing is finalized.

Being on-site early lets you identify and mentally "claim" the lots you love before the broader market reacts to pricing.

You'll make a better decision.

Most people who wait for a price sheet end up choosing based on numbers alone — and often miss the best properties.

You'll have direct access to our on-site team.

They know every nuance of the land and can guide you to the right fit quickly — no pressure, just clarity.

You stay ahead of the crowd.

When pricing is released, the most informed buyers move first. This is how you become one of them.
